What Do I Do To Prepare My Home To Sell?
When selling your home and preparing for showings it is important
to remember that presentation and first impressions are essential.
Make it shine!
Below are some small things that can make a big difference in
selling your home: |
- Cleaning and touch up painting - Be sure
to avoid clutter and mess while your home is being marketed.
Clean mildew stains from showers and all fixtures. Dirty dishes
should be out of sight. Try to run the vacuum at the beginning
of the day before you leave. Many clients buy "plug-in" air
fresheners to create a refreshing aroma throughout the house.
Also before you start to show your home its always a good idea
to do some touch-up painting around the house. Painting provides
a clean and fresh feel to the home.
- Repair any damaged areas - Do a walk through
of your home and search for any damaged areas that need to be
fixed. Homes get regular wear and tear through the years and
need some minor maintenance repairs from time to time. Try to
be objective while doing this. What would you think if you were
the Buyer?
- Finish
up projects - If you have any project(s) that you
have been working on in the home finish those as quickly as
possible. Clients feel more comfortable seeing a home that
is ready for move-in.
- Cleaning the carpets - It isn't always necessary
to replace the carpets in your home if they are not badly worn.
If the carpet is replaced, the Buyers may not like the new carpet
and replace it anyway. We generally recommend simply having the
carpets professionally cleaned to remove any dirt or stains.
- Lawn Maintenance - Your yard is the first
thing the Buyer will see when they approach your home. Keeping
a neat and tidy lawn is important. Trimming the hedges, cutting
back unwanted brush, weeding and mulching all planters can make
a huge difference in your home's "curb appeal".
- Place personal items away for showings - Many
showings occur during most people's working hours. Its always
a good idea to make sure that the day to day items are placed
properly before you leave for the day.
- Regular Maintenance - Check all your light
fixtures to see if they are working properly. Replace any burnt
out light bulbs.
- Pets - Make arrangements to have a designated
area for pets, to help avoid any concerns that the pet might
bark, bite, scratch etc., or get out of the house while its being
shown.
